  3. Full Underwriting (3–5 Days): Submit basics like purchase contract, photos, and scope of work. We verify ARV via drive-by appraisal and run title. Expect a term sheet with custom rates/terms.

  4. Close & Fund (7–14 Days Total): Sign digitally, wire your down payment (10–25%), and we disburse. For rehabs, draws release in 24–48 hours post-inspection.
